Cold water here with high pressure and really damn cold like ice but when comes to hot water it's low in pressure.Suggesting to provide heater shower in room with attached bathroom to ease the visitor

Rm#5- bed comfortably, shower low pressure and toilet seat. It's reasonable okay.

Get yourself an attic room. But it might be awkward if you're taller than 5'5
